Why South Florida roofs turn black

The dark streaks you see on roofs in Hollywood and the rest of Broward are mostly an algae called Gloeocapsa magma. Heat, humidity and summer rain let it spread fast, especially on the north and shaded sides of a roof.

It's more than a looks problem. Algae and lichen hold moisture against the tile, and a dark roof absorbs more heat. Many HOAs in Broward also send violation letters for dirty roofs.

Soft wash, not pressure washing

Blasting a tile roof with high pressure can crack tiles, strip the surface and push water under the underlayment. We don't do that.

Instead we apply a cleaning solution at low pressure that kills the algae, mold and lichen at the root, then rinse where needed. Black streaks disappear quickly. Heavy lichen keeps fading for a few weeks as rain washes it away.

How a roof job goes

We pre-wet and protect your plants, treat the roof section by section, rinse gutters and downspouts, and walk the property with you at the end. Most homes are done in one visit.

We walk on a roof only where it's safe. Older barrel tile can be brittle, so we point out any cracked or loose tiles before we start.

Questions people ask

How often should a tile roof be cleaned in Florida?

Most roofs in Broward need a soft wash every 2 to 3 years. Shaded roofs or roofs near water can need it sooner.

Will soft washing damage my tiles?

No. Soft wash uses low pressure, so it doesn't crack tiles or strip the surface the way a pressure washer can. We also avoid walking on brittle areas.

Is the solution safe for my plants and pets?

We pre-wet and rinse plants, protect sensitive areas and ask you to keep pets inside during the job. Light, temporary discoloration on nearby plants can happen, and we tell you before we start.

How long does it take to see results?

Black streaks disappear the same day. Heavy lichen and moss roots keep fading for 2 to 6 weeks as rain rinses them away.
